Top Cities in UAE With Maximum Properties for Rent

The UAE real estate market offers one of the most profitable investment strategies.   The rental demand is high due to the fact that expats form a large percentage of the population.  There is a wide choice of property suitable to varying budgets. Liquidity provides an opportunity to sell the property at a good price.  It is income tax free.  The economy is booming.  Real estate brokers in Dubai are kept busy as the property market is spiralling.

As in every country, location is an important factor.  There are always areas which offer a higher ROI (return on investment).  In the UAE, we take a look at the top cities with the maximum properties for rent and the rental yield.

DUBAI, the largest city in the UAE, offers a variety of accommodations.  Dubai properties are always in demand.

For the more affluent, the following are popular villa locations for rentals.

Jumeirah:  Its proximity to  the beach only adds to the attraction.  The area provides necessities such as good schools, medical facilities, shopping, parks and restaurants making it ideal for people to live there.  The range in rental rates offer an option for people to choose a property suitable to their budgets.

Al Barsha:  has become a popular commercial and residential hub with affordable housing.  The area has many facilities, such as supermarkets, shopping malls and good transport systems like the Metro and public bus.  Schools and hospitals are also easily accessible.

Umm Suqeim:  is a popular residential area with spacious villas and pet and pedestrian-friendly areas.  It also offers facilities such as supermarkets, good schools, parks, medical facilities and entertainment areas like Kite Beach.

Mirdif:  has an old town charm with modern surroundings offering top class facilities.  It has many green spaces and parks.  It is ideal for a family.  The rental rates are affordable and compare favourably with other “top class” areas.

Damac Hills 2 (Akoya Oxygen):  It is still developing and is the”first green residential address in Dubai.”  The eco-friendly nature with the tranquil surroundings of the international golf course, water fountains, parks and leafy walks has made it a popular area for affordable villas.

For apartment accommodation, the following are popular:

Dubai Marina:  In the heart of “New Dubai”, it is ideal for single occupancy and couples.  The high rise apartments offer rentals to accommodate most budgets ranging from studio to 4 bed, duplex and villa apartments.  Transport and shopping facilities are excellent, combined with educational institutions, hospitals and entertainment venues.

Dubai Silicon Oasis:  is one of the  top commercial sectors with high tech companies.  It offers living and working spaces.  Many residential apartments and gated sub-communities offer a range of accommodation.

JVC – Jumeirah Village Circle: is good for those travelling by car to nearby workplaces in surrounding areas.  The public transport system is also efficient.  It offers recreation  for families with the parks and community centre.  Schools and other essential facilities such as shopping and medical care are also available.  It is also popular due to the lower rental rate.

International City: is showing a high ROI for studio apartments.  They are affordable and one of the incentives for renters is the Dragon Mart 1 and 2, which take care of essential requirements.  Being a gated community, it offers various other facilities as well.

ABU DHABI, the capital of the UAE, also has a wide variety of rental accommodation.

Al Raha Beach:  contains a mix of residential and commercial properties, offering diversity in accommodation from studio to 4 bedroom luxury apartments, podium villas and multiple bedroom townhouses and penthouses.  The beachfront offers beautiful views and spacious apartments.

Al Ghadeer:  is on the Abu Dhabi-Dubai border and hence offers good rental facilities for those working in Dubai.  It has low-rise residential buildings and villas on an affordable basis.

Yas Island:  Spacious villas and modern apartments are available.  The properties are freehold, available for sale to expats, which is an added incentive.

Al Reef: On the outskirts of Abu Dhabi, Al Reef offers both villas for family homes as well as apartments.  It is located near the international Airport.  With the Al Raha Beach close by, it has become a popular residential area with good medical and educational facilities, parks and health clubs.

SHARJAH:                                                                                                                                                             Al Majaz:  The apartments and villas in this scenic waterfront area are sought for both rent and sale.  It offers all the amenities, including outdoor activities and leisure destinations.  Al Nahda, Muwaileh, Al Taawun and Al Khan are also popular rental areas in Sharjah.

Conclusion:  The above are some of the high yield rental areas in the top cities.  Quoting from a professional, “the return of foreign investors and efficient handling of the pandemic are some of the major reasons that led to the strong recovery in the rental market.”  Also, Expo 2020 Dubai was one of the events that sparked this recovery.  However, one should always be aware of the risks involved in real estate, where the stability can be rocked by certain unforeseen circumstances and environmental shocks.  By researching the market, especially in the listed areas above, the chances of a profitable ROI are bright.
